Zack Goldblatt

Managing Director, Commercial Real Estate Finance, Capital Markets & Investment Advisory

Zack Goldblatt is a Managing Director in Perrin & Co.'s Commercial Real Estate Finance, Capital Markets & Investment Advisory practice. He advises commercial real estate owners, developers, investors, and sponsors on investment decision-making, acquisitions and dispositions, financing, capital structure, underwriting, and transaction strategy. His work combines sophisticated financial analysis with commercial judgment, helping clients evaluate not simply how a transaction models, but whether an investment makes sense, how it should be capitalized, and how alternative strategies may affect risk and return.

Zack brings experience across commercial real estate acquisitions, brokerage, institutional underwriting, capital raising, investor communications, and financial modeling. At Berkadia / RedIQ, he supported dozens of institutional commercial real estate transactions, auditing underwriting assumptions, modifying complex financial models, coordinating with lenders, resolving data discrepancies, and helping transactions progress through due diligence and financing processes.

His experience also includes commercial real estate acquisitions and transaction execution. At GW Equities, Zack evaluated properties against investment criteria, performed market and competitive analysis, coordinated due diligence, and worked with lenders throughout negotiation and closing. Earlier, at Marcus & Millichap, he advised multifamily investors and developers, prepared broker opinions of value, analyzed market conditions, and coordinated with lenders, attorneys, and other transaction professionals.

Zack's role extends beyond technical underwriting and financial modeling. He works with clients to evaluate investment opportunities and strategic alternatives, including acquisitions, dispositions, refinancing decisions, hold-versus-sell considerations, capital deployment, and portfolio decisions. By combining property-level economics, market analysis, financing considerations, sensitivity analysis, and risk-adjusted return expectations, he helps owners and investors make informed decisions regarding both individual assets and broader real estate strategies.

Zack has particular depth in commercial real estate financial modeling and underwriting. His work includes development and value-add pro formas, operating budgets, cash-flow models, debt structuring, long-term hold analyses, sensitivity and scenario modeling, capital-stack analysis, portfolio performance assessment, and risk-adjusted return analysis. He has also prepared investor-facing materials and performance reporting designed to give sponsors, limited partners, lenders, family offices, and other stakeholders clearer visibility into investment performance and transaction economics.

His property experience includes multifamily and other commercial real estate asset classes, with capabilities applicable to mixed-use, industrial, self-storage, build-to-rent, hospitality, development, and other middle-market real estate investments. This combination of investment analysis, transaction experience, capital markets knowledge, and financial modeling enables Zack to approach commercial real estate from both an analytical and decision-making perspective.

At Perrin & Co., Zack works alongside the firm's institutional credit, capital advisory, mergers and acquisitions, accounting, tax, and financial leadership professionals to advise clients on significant commercial real estate and investment decisions. His role strengthens Perrin & Co.'s ability to provide investment decision support, acquisition and disposition analysis, sophisticated underwriting, transaction strategy, lender support, financial modeling, and capital-structure advisory to privately held real estate owners, developers, investors, and middle-market companies with significant real estate holdings.
