Managing Director, Commercial Real Estate Investment & Transaction Advisory

CCIM

Demetrius Spaneas is a Managing Director in Perrin & Co.'s Commercial Real Estate Investment & Transaction Advisory practice. He advises investors, developers, operators, business owners, private clients, and real estate ownership groups evaluating significant investment, ownership, development, capitalization, and transaction decisions.

Demetrius has more than a decade of experience leading investment-oriented commercial real estate brokerage, advisory, transaction execution, and business development. His professional background extends beyond conventional brokerage into broader owner, investment, and strategic transaction decisions.

His work helps clients evaluate acquisitions, dispositions, hold-versus-sell decisions, repositioning and redevelopment, development opportunities and feasibility, recapitalizations, joint ventures, partner structures, portfolio and asset strategy, and other strategic alternatives. He helps clients determine not merely whether a transaction can be completed, but whether it should be completed and whether it makes strategic and financial sense in light of broader ownership objectives.

His transaction experience encompasses marketed and off-market opportunities, valuation and investment analysis, transaction structuring, due diligence, negotiation, transaction execution, financing coordination, debt and equity coordination, 1031 exchange strategy, and multidisciplinary closing teams. He also advises owners on capital needs, capital stacks, governance considerations, partner alignment and economics, transaction risk, and investor and lender communication.

Demetrius has also developed investment-decision frameworks and executive education involving underwriting, risk, capital-stack analysis, joint-venture structuring, transaction strategy, scenario analysis, financial modeling, and investment analysis. At Perrin & Co., this analytical experience supports his primary focus on commercial real estate investment judgment, owner advisory, transaction strategy, and execution.

Demetrius holds the Certified Commercial Investment Member (CCIM) designation. His industry leadership includes serving as First Regional Vice President, Northeast for CCIM Institute in 2026, representing the Northeast nationally and participating in education and faculty initiatives. He served as President of the CCIM New England Chapter in 2024 and has served on the chapter's Board of Directors.

At Perrin & Co., Demetrius may lead commercial real estate investment and transaction advisory engagements and collaborate with professionals in commercial real estate finance, institutional credit, capital structure, corporate tax planning, mergers and acquisitions, finance and accounting, and business advisory when a situation calls for distinct technical workstreams. His Perrin & Co. work is consulting and advisory in nature and does not include legal, tax, audit or attest, independent appraisal, securities brokerage, broker-dealer, registered investment-advisory, or other regulated services outside the scope of the engagement and applicable professional qualifications.
